+/- 265.89 Acres of Productive High Percentage Tillable & Well Located Canton Township, Lincoln Co., SD Land – Situated in an Excellent Agricultural Area Between Canton, SD & the Canton Exit on I-29  

On behalf of the Heirs of Oliver & Alma Rikansrud, we will offer the two following parcels of land at public auction, with the auction to be held at FARM #1 – Located from the west edge of Canton, SD (Jct. Hwy. #18 & Hwy. #11 South – 479th Ave.) – 1 mile west on Hwy. #18 to 481st Ave. (Hwy. #11 North), then 2 miles north on Hwy. #11 and approx. 4/10ths mile east on 280th St. to the owned access to the land and then south  approx. 1/10th mile south to the Northeast Corner of the Land; from Harrisburg, SD – 2 miles east on 273rd St., then 7 miles south on Hwy. #11 and approx. 4/10ths mile east on 280th St. and 1/10th mile south; or from Worthing, SD – 5 ½ miles east on 280th St. to Hwy. #11, then continue 4/10ths mile east and then 1/10th mile south to the NE Corner of the Land. **NOTE – This access to the land is along the fence on the east side of an adjacent acreage site located at 47845 280th St.**

FARM #1 – +/- 103.72 Acres – LEGAL DESC.:  The NW ¼, Exc. .42 Acres of Roadway and Except Rikansrud Tracts, in Sec. 9, T. 98N., R. 49W., (Canton Twp.), Lincoln County, SD – Containing +/-103.72 Acres.

FARM #1 consists of a parcel of land which has some high caliber soils, a relatively high percentage tillable and a very good location near Canton, SD and bordered on the west by SD Hwy. #11.   According to FSA information this +/-103.72 acre farm has approximately 102.5 acres of cropland, with a 54.2 acre corn base with a 148 bu. PLC yield and a 48.3 acre soybean base with a 39 bu. PLC yield and is enrolled under the ARC County election of the USDA farm program.  According to the Lincoln County Assessor this farm has an excellent overall soil rating of .880, similarly info. obtained from Surety AgriData, Inc. indicates this land has a Productivity Index of 86.9 and is comprised of predominately Class I & II Soils  (+/-95.6% or +/- 99 Acres ), with some lower caliber soils in the drainage and lowland areas. FARM #2 consists of a parcel of land which has some high caliber soils, a relatively high percentage tillable and a very good location near Canton, SD and bordered on the north by Hwy. #18.   According to FSA information this +/-162.17 acre farm has approximately 161.6 acres of cropland, with 139.3 base acres including a 69.41 acre corn base with a 138 bu. PLC yield and a 49.81 acre soybean base with a 38 bu. PLC yield and is enrolled under the ARC County election of the USDA farm program.  According to the Lincoln County Assessor this farm has a soil rating on +/-102.18 acres on 59.99 acres of .906, similarly info. obtained from Surety AgriData, Inc. indicates this land has a Productivity Index of 83.8 and is comprised of predominately Class I & II Soils  (+/-86.4% or +/- 138.6 Acres ), with some lower caliber soils in the drainage and lowland areas. The general topography of this land is level to nearly level.  According to Lincoln Co. P&Z this property has a no remaining rural housing eligibilities.  The 2017 RE taxes due in 2018 on this property were … $4,285.52. This property has potential to fulfill the needs of a variety of buyers including those looking for high quality productive cropland or investors in the market for land.

TERMS:  CASH – A 10% nonrefundable earnest money payment on the day of the sale and the balance on a short term installment sale, with an additional 40% on Dec. 28, 2018 with possession and the remainder on Jan. 3, 2019.  Fall Tillage Privileges may be allowed subsequent to the harvest of the 2018 crops and the rights of the existing tenant under the 2018 farm lease; full possession for the 2019 crop year.   Marketable Title will be conveyed and an Owner’s Title Insurance policy(s) will be provided with the cost of the owner’s policy divided 50-50 between the buyer and seller.  The acres in this farm are based on the acres as stated on the county assessor’s records, with the acres understood to be “more or less”.  The sellers do not guarantee that existing fences lie on the true and correct boundary and any new fencing, if any, will be the responsibility of the buyer(s) pursuant to SD Law.  All of the 2018 RE taxes payable in 2019 will be paid by the sellers.  This property is sold in “As Is Condition” and the information contained herein is deemed to be correct, but is not guaranteed.
