Auctioneer’s Note: This auction presents a great opportunity of to purchase a relatively small parcel of land which potentially could be a nice addition to an area farming operation or an affordable parcel for a beginning farmer or investor. The owner is retaining the farmstead & pasture, so this is a break-off parcel which will includea tract of land that is nearly all tillable. This parcel is a surveyed tract of land which is broken out of a larger 80 acre tract that was inclusive of the farmstead, thus FSA cropland, yields and bases are estimated, although based on preliminary calculations FSA indicates that this +/-46.34 acre surveyed parcel appears to contain approx. 45.76 acres of cropland and an estimated 44 acre corn base with an 81 bu. PLC yield. According to information obtained from Surety Agri Data, Inc. indicates that this farm in its entirety has a productivity index of 72. Presently this entire parcel is sowed to alfalfa. The general topography of this land is gently rolling to rolling. This parcel of land is nearly all tillable, as the non-tillable portion is essentially comprised of a small amount of roadway on the south end of the property.
